DRINKING WATER ANALYSIS

When a home is supplied by an artesian well, the water intended for consumption must comply with the Regulation respecting the quality of drinking water (Q-2, r.40). According to section 3, the owner is responsible for providing drinking water to his family and visitors.


Even if water appears clear, odorless, and tasteless, it may contain invisible contaminants. Only an accredited laboratory analysis can confirm its quality.

The Ministry recommends:

  • A microbiological analysis twice a year (spring and autumn)

  • A physicochemical analysis once a year (soil characteristics)

IRON OCHRE TEST

Iron ochre is a reddish or orangeish, sometimes sticky, deposit resulting from the activity of iron bacteria naturally present in soil and groundwater. When these bacteria are in high concentrations, they form a jelly that can clog drains and interfere with the proper functioning of the sump pump, leading to water infiltration and excessive humidity in the basement. Although iron ochre is not hazardous to health, the humidity it causes can promote the growth of mold, which is harmful to indoor air quality.

Diligence Inspection offers sampling and analysis in an accredited laboratory according to recognized methods (ASTM D932-85, ISO 17025). These analyses confirm the presence of bacteria, assess the potential for clogging of the French drain and guide the necessary corrective actions.

VERMICULITE TEST

Vermiculite is an insulation material often used in attics, and sometimes also in walls. Some vermiculite, particularly that sold under the Zonolite Attic Insulation brand and sourced from the Libby mine in Montana, may contain asbestos, a substance hazardous to health. Although vermiculite is naturally fireproof and insulating, only laboratory analysis can confirm the presence of asbestos. It is strongly recommended to have vermiculite tested before any real estate transaction, as the presence of asbestos can be costly.

ASBESTOS FIBER TEST

Asbestos is a fibrous rock used in various building materials for its insulating properties, including water heaters, chimneys, pipes, tiles, and heating ducts. When an asbestos-containing material deteriorates, fibers can be released into the air and become hazardous to health, especially during projects such as renovation or demolition. The risk depends on the concentration, duration and frequency of exposure, as well as the size of the fibers. Inhaling asbestos fibers can cause asbestosis, mesothelioma, or lung cancer. A Diligence Inspection technician can take samples for laboratory analysis and follow up on the results.
It is therefore essential not to attempt to remove asbestos yourself.
